This is the exact system my team runs the moment you sign — staging to "Coming Soon" to funded. That's not luck. That's a system, refined over 23 years.

How to read this roadmap

These are my recommended steps — the plan flexes to you. A few are optional: professional staging and a pre-listing deep clean involve a separate third-party fee if you don't already have your own provider, and are not included in the listing commission. I recommend them because well-prepared homes consistently sell faster and for more — but they're always your call.

Stager reaches out Within 48 hrs Optional · separate fee

Our stager connects and you get your seller "homework" list — the small, high-impact prep that makes a home show beautifully. Use your own stager if you have one, or skip it; staging is optional and billed separately by the provider.

The clean sweep Optional · separate fee

A full top-to-bottom clean — house, carpets, windows — so every photo and showing looks its best. Use your own cleaner, hire one of ours, or handle it yourself; it's optional and any cleaner's fee is separate.

Picture-perfect media ~2 days after staging

Professional photography, video, and a Matterport 3-D virtual walk-through that lets buyers tour before they ever step inside.

Phase 2 · Launch

Build demand, then go live

Sign up + "Coming Soon" 3 days before live

The sign goes up and we launch "Coming Soon" marketing to build buyer demand before the listing is even active.

You approve, we finalize Live ~1 wk after media

You approve the photos and the marketing, we finalize your disclosures, and your home goes live — typically within about a week of approving the media.

The marketing engine runs

A just-listed campaign launches, then a steady, ongoing plan — with regular updates to you the whole way.

Showings, feedback, and the right offer

Showings & feedback

Showings are scheduled through our service, and we chase down feedback after every one so we always know where we stand.

Offers vetted before "yes"

When offers come in, we vet every buyer and lender — verifying funds and approval — before we ever say yes.

Phase 4 · Close → Funded

From under contract to your proceeds

Under contract

We go under contract, open title, and the buyer delivers their earnest money.

Inspections & repairs

The buyer does inspections; we handle any repair requests strategically to protect your bottom line.

Appraisal → Clear to Close

The appraisal comes in, contingencies clear, and we reach the three most beautiful words: Clear to Close.

Signed, funded, sold

Documents are signed, the loan funds and records — and you've sold your home.
