What each number means

In plain English

Money at the closing table

Down payment

Your stake in the home, paid at closing. Loan programs range from 0% (VA/USDA, if eligible) to 20%+. Lower down payments are common for first-time and new-construction buyers.

Closing costs

Fees to finalize the loan and purchase — lender, title, recording, and more. Often 2–4% of the price, and sometimes partly covered by builder or seller credits.

Prepaids & escrows

Money set aside up front for property taxes and homeowner's insurance, so those big annual bills get paid on time from a monthly-funded account.

Earnest money

A good-faith deposit when you go under contract. It's held in escrow and credited toward your costs at closing when you follow the contract.

Option fee

In Texas, a small fee that buys you a set number of days to inspect and back out for almost any reason — your early "escape hatch." Usually credited at closing.

Credits

Money a builder, seller, or lender contributes toward your closing costs or rate. These directly lower the cash you bring — and stacking them is what we do.

Money every month after

PITI

Principal, Interest, Taxes, Insurance — the four pieces of a normal monthly mortgage payment. When a lender says "your payment," this is usually what they mean. Ask which one they're quoting, because P&I alone can be a thousand dollars lighter than the real thing.

Principal & interest

The loan half of the payment. Principal pays down what you borrowed; interest is what the lender charges to lend it. Early on, most of the check goes to interest — that flips slowly over the years.

Property taxes & MUD

Texas funds its schools and services through property tax, and out here a MUD district can ride on top of that. Two houses a street apart can carry very different bills. The listing or the county appraisal district has the real number — never assume the one next door applies.

Homeowner's insurance

Required by your lender and collected monthly into escrow. Windstorm and flood coverage are usually written separately where they apply, so a single quote may not be the whole picture.

Mortgage insurance

Protects the lender, not you, and commonly applies when you put less than 20% down. Whether it applies, what it costs, and when it can come off are all lender decisions — we can't calculate or promise any of it.

Escrow account

The account your servicer uses to hold the tax and insurance portion of each payment, then pays those bills when they come due. Different from the earnest-money escrow at title. When taxes get reassessed, this is why your payment changes.

Loan term & amortization

The term is how many years you're scheduled to pay. Amortization is the schedule itself — the math that splits every payment between interest and principal. A 15-year term raises the monthly and cuts the lifetime interest dramatically; worth running both.

Interest rate vs. APR

The rate drives your payment. The APR folds certain loan costs in, so it's the better number for comparing two lenders' offers side by side. We don't set or quote either one — that's your lender's job, and it's worth getting more than one.
